Spring is a perfect time to reduce your risk: Be Environmentally Vigilant
As time goes on, properties with past studies and documentation that establishes their environmental status will have enhanced value, compared to properties with undocumented pasts. Environmental Sites Assessments (ESA) include:
Phase I Site Assessment
The most basic ESA is performed by a professional that meets ASTM Standards. Testing materials or samples obtained at the property are not typically included.
Phase II Site Assessment
An examination of specific concerns identified in Phase I often includes sampling and laboratory analyses and, when necessary, an investigation of the viability of specific cleanup plans.
Phase III Site Assessment
A detailed plan is developed, then implemented, to address a specifically identified problem. Often requires regulatory coordination and reporting. Common Environmental "Red Flags":
Interior
- Possible asbestos-containing materials (ACMs)
- Conditions conducive to radon accumulations
- Older paint, piping, or solder
- HVAC systems that are inadequate in terms of capacity or cleanliness, and may contain mold or chlorofluorocarbons (CFCs)
Exterior
- Areas with signs of substances "washing" or "migrating" from neighboring properties
- Transformers (possible presence of polychlorinated biphenyls) (PCBs)
- Unidentified mounds or depressions
- Tank "farms" on the subject or neighboring sites
- Retention basins or ponds that are not natural
- Greasy accumulation on the ground (soil) or driveway (pavement)
- Storage of old batteries on unprotected ground
- Rusting containers in outdoor storage areas
- Stained concrete in outdoor storage areas
